Common patio cover problems
Patio covers take a beating in South Florida. Sun, rain, salt, and wind wear them down. Most problems start small and grow if ignored.
Leaks are the top complaint. Water finds seams, flashing, and old sealant. A drip at the house wall or a stain on the patio slab points to the spot.
Loose panels come next. Wind works fasteners loose over time. A panel that rattles in a breeze will only get worse. Tightening and resealing fixes it early.
Rust shows up on steel frames near the coast. Surface rust is treatable. Deep rust that flakes and pits means the metal is failing.
Torn screens, sagging gutters, and bent trim round out the list. None of these need a new cover. They need a repair visit.
Repair or replace
We give you a straight answer. If a repair buys you years, we say so. If the cover is done, we say that too. We do not sell you a new roof you do not need.
Repair makes sense when the frame is solid. Good bones plus new panels, new sealant, or new screens gives you a cover that feels new.
Replace makes sense when the frame is failing. Widespread rust, rotted wood posts, or a frame that was never permitted all point to a fresh start.
Cost guides the call too. If repairs cost more than half of a new cover, replacement is usually smarter. We show you both numbers.
What we fix
We reseal leaks at walls, seams, and flashing. Old sealant comes out. New sealant goes in. The joint gets tested with water before we leave.
We refasten loose panels and trim. Stripped screws get replaced with the right size. Panels sit tight and quiet again.
We treat surface rust and repaint steel frames. Deep rust gets cut out and patched, or the piece gets replaced.
We rescreen panels and replace torn sections. We rehang sagging gutters and reset downspouts. Small jobs, done right.
How it works
Repair starts with a look. We find the problem, explain it in plain words, and price the fix.
- Free visit. We inspect the cover top to bottom. We show you what we find, in person, so you see it too.
- Clear options. Repair, partial rebuild, or full replace — you get honest options with prices for each.
- Written price. The repair price is in writing. If we find more damage mid-job, we stop and talk before spending your money.
- The fix. Most repairs finish in a day. We test leaks with water and check every fastener.
- Prevention tips. We tell you what to watch for so small issues stay small.
Keep it from coming back
Rinse the cover a few times a year. Salt and grime speed up wear. A hose is the cheapest maintenance there is.
Check sealant lines each spring. Cracked or peeling sealant is a leak waiting to happen. A touch-up takes minutes.
Trim branches back from the roof. Limbs rub the finish and drop debris that clogs gutters. Clear space means a longer-lived cover.

Small fix now beats big fix later
That drip you notice today is a stain next month and rot next year. Covers reward early attention. A quick repair visit costs far less than a rebuild.
Send us a photo of the problem if you like. We can often tell you what it is before we even visit. Then the fix is fast.
Fix it or replace it
Salt air is the slow killer of patio covers near the coast. It attacks fasteners, brackets, and any bare metal edge. A cover that looks fine from ten feet away can have rusted screws holding the roof on. We see it all the time in Fort Lauderdale, especially within a few blocks of the water.
Some repairs are simple. Replacing faded or cracked roof panels, re-securing loose trim, and swapping rusted fasteners for stainless steel can buy a cover many more years. If the frame is solid and straight, a repair is usually the smart money.
Replacement makes sense when the frame itself is compromised. Bent posts, rotted wood framing, or widespread corrosion mean the structure cannot be trusted in a storm. Patching a failing frame is throwing money at a cover that will need replacing anyway, and it leaves you exposed every hurricane season.
After any big storm, get the cover checked even if it looks fine. Wind can loosen connections you cannot see from the ground. A quick inspection after hurricane season costs little and catches the small failures before they become big ones.
